Questions we hear often.

How is Best Deal Realty different from a typical agent?

Most agents focus on the transaction. We combine brokerage with financial analysis and hands-on coordination, so decisions about timing, renovations, or holding versus selling are grounded in the numbers, not gut instinct.

How is your fee structured?

Brokerage fees are commission-based and set out in your listing or buyer agreement. Advisory services (investment analysis and property advisory) are priced separately, either as a flat fee per engagement or a monthly retainer — see the pricing noted under each service above. If you pay for an Investment Analysis and go on to purchase through us, that fee is credited in full toward the brokerage commission.

Can I hire you for just one part of the process?

Yes. Investment Analysis is often a first step toward buyer representation — many clients start with an acquisition analysis, then have us represent them on the purchase. Property Advisory tends to work the same way in reverse: owners bring us in for ongoing oversight well before they're ready to sell, and that relationship often becomes seller representation when the time comes. Both can also stand entirely on their own.

How long does a typical home sale take?

From signed listing agreement to closing, most sales run about 12 weeks: roughly a month of preparation and marketing, six to eight weeks of showings and negotiation, and two to three weeks to close once an offer is accepted. Timelines shift with market conditions and property type.

Do you work with out-of-state or first-time investors?

Regularly. Investment Analysis and Property Advisory are built for owners who aren't local or aren't ready to manage a property hands-on — we handle the market research, vendor coordination, and ongoing oversight. We're also currently able to support Russian- and Mandarin-speaking investors.

What's the background behind your Investment Analysis and Advisory work?

Joe Hickey, who leads this side of the business, has underwritten affordable housing acquisitions and preservation deals — including securing a $1.6M CDBG award through the Boston Acquisition Fund — using the same development budgets, operating proformas, sources & uses, debt sizing, and sensitivity analysis behind every Acquisition Underwriting Package we produce for clients. Before real estate, he spent nearly four years at JPMorgan Chase across the investment bank and private bank, supporting sophisticated institutional and private clients, and built his financial modeling toolkit independently alongside that experience.
